Public consultation on a new employment development within Hampden Fields
Firethorn Trust is preparing a Reserved Matters planning application for the employment land at Hampden Fields, Aylesbury.
The site forms part of the wider Hampden Fields development, which has outline planning permission for a mixed-use development, including homes, schools, open space and employment uses.
The outline planning permission has established the principle of employment development on this part of the site and defined the main development parameters. Firethorn’s application will therefore focus on the detailed design of the scheme, such as the layout and appearance of the buildings, landscaping, access and sustainability measures.
We are now seeking feedback on the emerging proposals before the application is finalised and submitted to Buckinghamshire Council.

Proposals for the employment land within Hampden Fields
The site
The employment land is located on the eastern side of the Hampden Fields development. It will be connected to the approved Southern Link Road, and sits next to the planned Park & Ride and close to the Woodlands Roundabout and the A41.

Our proposals
We are proposing approximately 28,000 sqm of high-quality employment floorspace across four modern buildings, benefiting from public transport connections and within an easy walk or bike ride for staff living in the planned new homes and existing communities. The buildings would be suitable for a range of employment uses, supporting jobs across a variety of roles and skill levels.
The scheme has been designed as a coordinated part of the wider Hampden Fields development, with a strong focus on high-quality architecture, substantial landscaping and the careful integration of servicing and operational areas.
The proposals will also incorporate staff amenity space, electric vehicle charging, rooftop solar panels and sustainable drainage features.

Design and landscaping
The proposals have been developed alongside the Employment Area Design Code submitted to Buckinghamshire Council. This establishes a clear set of principles to ensure that the Employment Area is delivered as a coordinated and attractive part of Hampden Fields.
Architecture
The four buildings have been designed as a coherent group, using a consistent palette of materials, colours and architectural details.
Particular attention has been given to how the buildings will look from the Southern Link Road and the wider Hampden Fields development, using entrances, office areas, windows and changes in materials to help break down the appearance of the buildings and create active, well-defined frontages.
All buildings will be within the heights approved under the outline planning permission.
Landscaping
Landscape design is a key part of the proposals and has helped shape the overall layout of the development.
The proposals include new trees, hedges, planting throughout the site, landscaped parking areas, meadow planting and swales to help manage rainwater.
Lighting and noise
The layout has been designed to minimise potential noise and lighting effects on surrounding areas.
Service yards are positioned internally between the buildings, so that the buildings themselves provide a buffer, particularly in relation to future residential development to the north. Existing vegetation and proposed landscaping will provide further screening of servicing and operational areas.
Operational noise, building services and vehicle movements will also be assessed as part of the planning application, with appropriate mitigation included where required.
Sustainability
We strive to embed environmental considerations into each of our developments. The employment land at Hampden Fields is being designed with the following sustainability features:
Energy-efficient building fabric, lighting and building services
Rooftop solar photovoltaic panels
Sustainable transport measures, including EV charging, secure cycle parking and staff changing facilities
Sustainable drainage features to manage surface water runoff
Responsibly sourced construction materials
Transport
Access
Vehicle, pedestrian and cycle access to the site will come from the approved Southern Link Road, which will connect the A413/Wendover Road to the west to the A41/Woodlands Roundabout to the east.
Parking and servicing
The scheme will provide the required levels of parking for cars, bikes and goods vehicles, including accessible spaces and electric vehicle charging. As different types of occupiers will have different parking requirements, the final arrangements will be designed to reflect the occupiers needs.
Construction management
If planning permission is granted, a detailed construction management plan, including routing of construction traffic, will be agreed with Buckinghamshire Council before works begin.
